Preliminary Engineering | Draft Plan Approval
Once the land has been acquired by our client, Sernas Associates provides the engineering services required within the second phase of development in order to obtain Draft Plan Approval. The Sernas Associates team starts out by understanding the requirements of the Municipality and provides key services summarized as follows:
- After purchase of lands, perform preliminary engineering studies as support documentation for the client’s application to the Municipality for the proposed development.
- Coordinate Consultant Teams.
- Review Master Plans for the area to outline any boundary conditions for grading, servicing and stormwater management.
- Request and attend pre-consultation meeting with the Municipality and other approval agencies.
- Prepare Functional Servicing Reports to illustrate to the Municipality that the proposed servicing design provides a workable solution for the proposed development.
- Prepare and review cost sharing agreements, schedules and principles as associated with the development.
- Represent client at public meetings, public information centres, committees and council as required.
- Research and provide expert witness at Ontario Municipal Board hearings.
