Reviews of zoning by-laws, design regulations, policy decisions, etc. are increasingly becoming a critical part of the development approvals process. Assessing potential transportation impacts of various development options and permissions (based on the constraints/opportunities of permitted land uses, unit/GFA caps, etc.) is critical to providing landowners with a clear understanding of what might be required to obtain a desired development outcome and to strategize on the ‘approvability’ of a particular development scenario(s).
